We're a small non-profit ranch in Magnolia run by real people who love what we do. We treat every guest like family — because that's the whole point of this place. We'd rather share a campfire than a courtroom, but the world requires some legal language. So here it is. Be a good guest, we'll be a great host, and none of us will ever need to read this page again.

1. General

By booking a cabin or accessing Still Waters Ranch property, you agree to these Terms & Conditions. We reserve the right to refuse service to anyone. You must be 18 or older to make a booking. Minors must be accompanied by a responsible adult at all times.

2. Bookings & Payments

Booking requests are subject to availability confirmation. Payment is due in full before check-in. We accept major credit cards and electronic payment. Rates are per cabin, per night, and include standard amenities. Additional guests beyond cabin capacity may incur extra charges.

3. Cancellations & Refunds

Cancellations made 7+ days before check-in receive a full refund. Cancellations within 3-7 days receive a 50% refund. Cancellations within 72 hours of check-in are non-refundable. No-shows forfeit the full booking amount. We may offer credit toward a future stay at our discretion.

4. Check-In & Check-Out

Check-in: 3:00 PM. Check-out: 11:00 AM. Early check-in or late check-out may be available upon request and is not guaranteed. Late check-out beyond 1:00 PM may incur a half-night charge.

5. Property Rules

No smoking inside cabins. No fireworks. No discharge of firearms on the property. Quiet hours: 10:00 PM — 7:00 AM. Firewood is provided; do not bring outside firewood (pest prevention). All trash must be secured in provided containers (wildlife). Fishing is catch-and-release only.

6. Pets

Dogs are welcome at all cabins at no extra charge. Pets must be supervised at all times and must not be left unattended in cabins. Owners are responsible for cleaning up after pets. Aggressive animals will be asked to leave. Damage caused by pets will be charged to the guest.

7. Damages & Liability

Guests are responsible for any damage to the cabin, furnishings, or ranch property beyond normal wear and tear. A damage assessment may be conducted after check-out. Costs for repair or replacement will be charged to the payment method on file.

8. Assumption of Risk

Ranch activities (fishing, hiking, campfires, wildlife interaction) carry inherent risks. By participating, you assume those risks for yourself and any minors in your care. Still Waters Ranch is not responsible for injuries sustained during outdoor activities when reasonable safety precautions were available and communicated.

9. Limitation of Liability

Still Waters Ranch, its operators, staff, and volunteers provide all services "as-is." Our total liability for any claim shall not exceed the amount paid for your booking. We are not liable for indirect, incidental, or consequential damages. Claims must be filed within one year of the incident.

10. Indemnification

You agree to indemnify and hold harmless Still Waters Ranch, its board, staff, and volunteers from any claims, damages, or expenses arising from your use of the property, your violation of these terms, or your negligence or willful misconduct.

11. Personal Property

Still Waters Ranch is not responsible for lost, stolen, or damaged personal property. Secure valuables in your vehicle. Left items will be held for 30 days and then donated.

12. Photography & Likeness

By visiting the ranch, you consent to being photographed or recorded for promotional purposes. If you prefer not to be included, please notify staff at check-in and we will respect your wishes.

13. Non-Profit Disclaimer

Still Waters Ranch is a charitable organization. 100% of booking proceeds benefit charities supporting fallen military families and veterans. Donations may be tax-deductible; consult your tax advisor. We are not a licensed hotel or bed-and-breakfast; we are a non-profit retreat.

14. Privacy

We collect only the information needed to process your booking. We never sell your data. We may share information only when required by law or to process your booking. Guest information is stored securely and retained only as long as necessary.

15. Dispute Resolution

Any disputes arising from these terms shall be resolved through good-faith negotiation first. If unresolved, disputes shall be settled by binding arbitration in Montgomery County, Texas. You waive the right to jury trial and class action participation.

16. Force Majeure

We are not liable for failure to perform due to circumstances beyond our control, including but not limited to: severe weather, natural disasters, government orders, pandemics, or utility failures. In such events, we will work with you to reschedule or refund.

17. Modifications

We may update these terms at any time. Changes take effect upon posting to this page. Your continued use of the ranch after changes constitutes acceptance. Material changes will be communicated via email to upcoming guests.
